The Farmhouse

Little Barton Farmhouse is light and airy and has sea views from the upstairs windows, out over the Bristol Channel to Lundy Island to the north and to the west, the Atlantic.  Most of the traditional features have been preserved. There are wooden floors, sash windows and old fireplaces - not much has been changed since it was our family home. 

With an open fire, a wood-burner, stacks of books and board games, it's a welcoming place to return to after coastal walks in wild weather. There is a large south facing garden at the back of the house to enjoy in the sunshine and another smaller lawn on the west side with a sea view - spectacular at sunset. The air is filled with birdsong and the hedges with wild roses and honeysuckle in the summer. The beach is about a 20 minute walk away. From the garden you can hear the waves crashing on the shore at high tide. 

The Farmhouse and The Cottage can be booked together for larger groups and there is also a 40ft barn, which can be booked for retreats and workshops.

From the porch, the front door opens into a farmhouse kitchen with its original mantel and bread oven. The kitchen is equipped so that you can enjoy cooking for up to 16 people.  A large range cooker with 2 ovens, a grill, 5 hotplates and a warming plate makes it easy to cater for large numbers.  There is a walk-in pantry with additional oven and warming plate, dishwasher, larder fridge and separate freezer so there is plenty of space for food storage. 

There is a big utility room in the porch for surf boards, bikes, push chairs, wood, recycling etc.


The south facing yellow sitting room has a wood burner around which there are comfy chairs, a big sofa and floor cushions.  There is a TV and DVD player, as well as boardgames and books.  

The long table in the south-facing red sitting room, next to the open fire, can seat up to 16 people for a meal. There is an old piano and lots of books to browse through. 


The upstairs bathroom is traditional, with an old-fashioned boxed-in loo with a view of Lundy and the Bristol Channel. There is also another small bathroom upstairs  with shower and loo.

 There is a large downstairs shower room with a efficient electric shower giving constant hot water.


The main south facing bedroom has a 5ft wide Edwardian double bed. It looks out over the garden and to the east over farmland.

Next there is another double room, also with a 5ft wide bed.  It looks out to the East over farmland to Hartland in the distance. 

Downstairs, there is  a small double room with a king sized bed conveniently close to the bathroom.

This is a cosy south facing bunk-room with a single bed, cot and a bed platform (long top bunk) suitable for 2 children aged 4+ 

This bedroom can act as a double with a super king-sized bed, or as a triple with twin beds and a bunk.  It looks out to the west over the Atlantic and to the south over the garden. 

This small single room has one of the best views in the house, looking out westwards to St Catherine’s Tor and the Atlantic. It serves as an upstairs office with a single sofa bed.
